Redbridge Strategic Flood Risk
Assessment
The Council has completed a Strategic Flood Risk Assessment
(SFRA). The purpose of an SFRA is to assess and map all forms of
flood risk from groundwater, surface water, impounded water bodies,
sewer, river and tidal sources, taking into account future climate
change. The data from the SFRA is now used to assist planning
decisions to ensure future developments in the borough are
appropriately located, minimising damage to property and
people.
The Council is required to produce a SFRA in accordance with the
National "Planning
Policy Statement 25: Development and Flood Risk" The Council
appointed AECOM consultants to prepare a SFRA on behalf of
Redbridge. The final report can be found here:
The SFRA will be taken into account when determining planning
applications and will inform the requirement for site-specific
flood risk assessments where the proposed development is in areas
of flood risk, in accordance with LDF
Borough Wide Primary Policy E5 – Flooding and Water.
This SFRA report is complemented by a GIS (mapping) database -

Is your property at risk of flooding?
If your property falls within Flood Zones 2 and 3, a Flood
Risk Assessment may be required as part of your planning
application. The simplest way of checking this is by visiting the
Environment Agency’s Website.
