Residential
Precincts (PDF 563 KB) are areas of the
borough thought to be worthy of conservation but the
satisfying the stricter legal tests applied to a Conservation Area.
Such precincts are residential areas with their own character
deriving either from the architecture, layout, landscape or from a
combination of the three.
Although the designation has no legal status,
special policies in the Redbridge Local Development Framework (LDF)
apply to any development proposal within Residential Precincts
(where Planning Permission is required in the first instance).
These policies cover the design of significant alterations to
existing buildings, new buildings, redevelopment and change of
use. They are are a material consideration for any
planning application in the designated areas and applicants should
take account of them.
Residential Precinct status, however, does not
alter whether or not a development proposal requires planning
permission from the Council, because, unlike Conservation Area
designation, it does not affect permitted development rights.
There are ten Residential Precincts in Red
bridge:

3. Cathedral Estate
4. Mayfair Gardens
5. Empress Avenue
6. Valentines
7. North Cranbrook Park
8. Mayfield
9. Laings Estate
10. Lake House Estate
