Making an application
Your building work must comply with the Building Regulations.
Depending on the scale and type of work involved you have the
option of one of two different procedures listed below:
Full Plans Application
Your architect draws up plans and provides full construction
details for the work.The Local Authority checks the
plans/details for compliance with the Building Regulations.
If there are any defects with the plans/details, a schedule
requesting amendments be made is issued to your architect.Once
amended plans/details are received, the application is
re-checked.
If the Local Authority accepts that the plans/details comply
with the Building Regulations, the application receives
approval.
The advantage of this method means you then have some idea of
what is required by the Local Authority and the cost
implications.
For a Full Plans Application you will
need to submit:
- two copies of a full plans
application form (PDF 60kb), see Guidance Notes for Building
Control Applications below.
- two copies of detailed plans (an additional 2 copies may
be required for a fire brigade consultation).
- relevant fee, see Local Authority Charges below.
Building Notice Application
You need to submit basic plans showing the size and position of
the extension and a location plan for the property. For a
loft conversion you usually need to submit structural
calculations and plans.
However, the plans do not get checked as using this method is
meant to imply that your builder has knowledge of the Building
Regulation requirements.
For a Building Notice you will need to
submit:
- copy of a building
notice form (PDF 60kb), see Guidance Notes for Building
Control Applications below.
- copy of a relevant plan, if necessary (an additional 2 copies
may be required for consultation).
- relevant fee, see Local Authority Charges below.
Local Authority Charges
As from the 23 January 2012 all charges were increased by
3.6%.
