Demolition
All buildings eventually come to the end of
their practical life or become too expensive to maintain. Whether
the decision is to demolish the building, or if the structure has
deteriorated to such an extent that it is considered dangerous,
then we have powers under the Building Act 1984.
The legislation regarding
demolition requires any owner who wishes to demolish a building to
serve notice on the Council of his intention to do so minimum of
six weeks before work commences, over 1750 cuft (50 cubic
metre). A Demolition
Notice is to be completed and sent to the Council.
The Council's
Building Control Officers are responsible for ensuring that people
carrying out demolition work take the necessary action in relation
to the Health and Safety Executive guidance, British Standard
6187 and 1982 Code of Practice for Demolition.
Building control may impose requirements on the way in which the
demolition work is carried out i.e. shoring up adjacent buildings
and weather proofing them if the need arises.
The site must be then left in a safe condition with all demolition
materials removed from site. When Redbridge Council acknowledges
your notice of intention to demolish a building it will also inform
all the statutory undertakers i.e. gas, electric etc...
In addition the owner
should notify all adjoining owners. In cases involving the
demolition of dangerous structures
please consult your Area Building Control
Surveyor who will be pleased to assist.
