A flood alert means that flooding is possible.  Be prepared.

What to do:

  • Be prepared to act on your flood plan.
  • Prepare a flood kit of essential items.
  • Monitor local water levels and the flood forecast on the Environment Agency website.

Issues with drainage and water on private property Property after flood damageand businesses

Drains are pipes which carry waste and surface water from one or more houses. When one drain meets another, it becomes a sewer.  A sign of a blocked drain is usually:

  • property being flooded (including the back garden)
  • water coming out of manholes on the property
  • slow running water in the house (such as water going down the plug hole slower than usual)

Who is responsible for sorting out your water issues

  • As a rule of thumb if your property is built after October 1937 and your neighbours are affected, but not willing to collectively resolve the problem, we maybe able to assist.  More information on who is responsible for repairs to private sewers can be found in the Drainage And Sewers leaflet (PDF 67kb). The leaflet also has information on items or substances that should not be disposed of down a drain or sewer in case it leads to a blockage.
  • If your property was built after 1937 then you will need to contact a drainage expert.   Please note that this is not the Council, however you can visit Yell.com to find a company who can help you.
  • If you are unsure as to whether or not your property was built before or after 1937 then please check the deeds of your property or check its age on the Land Registry website.
  • If your neighbours are experiencing a similar problem then it may be an environmental health issue.  In this case you may contact the Council.

Cellars (basements)

Cellars (basements) on your property are your responsibility.  If they get flooded or damaged you will need to get an expert to deal with it.  The Council does not have any responsibility to your cellar.  Please visit Yell.com to find a company who can help you.

Issues with drainage and water on Council or Housing Association properties

  • If you experience the above issues and you live in a Council property then you will need to contact Redbridge Homes.
  • If you experience the above issues and you live in a Housing Association property then you will need to contact your Housing Association.
