The amount the claimant receives is not only dependant on the claimant's circumstances but also the broad market value of your property. 

Disagreeing with the rent officers decision

If you disagree with the decision, we can conduct another valuation. You will need to write to us within four weeks of receiving your initial valuation.

Please beware that re-evaluating property could end up in less benefits being paid!

Writing the letter

Your letter should state the reasons why you feel the decision is unreasonable and should include information about:

  • The standard of the property
  • The size of the property
  • The quality of decor and furnishings
  • The facilities within the property
  • The location and local amenities
  • Any information about similar rented properties.

It is not sufficient to state only that you cannot afford the shortfall in your rent. 

The Rent Service will ask a Redetermination Officer to look at the decision again. The Redetermination Officer will make a new decision independent of the original one and may increase, reduce or uphold the original determination.

You may only make one request for a Redetermination.

What happens next?

We will make another valuation and make a new decision independent of the original one.  We will then decide whether or not we will increase, reduce or uphold the original determination.  You will be advised in writing of the outcome of the rent officers decision. Any changes to your rental figures will be amended by the Housing Benefit service as applicable. 

You may only make one request for a re-valuation.
