Tenant related issues
If you are a tenant and experiencing problems such
as:
- Estate management and caretaking
- Neighbour disputes
- Repairs and home improvements
- Dealing with tenancy and leasehold issues
- Rent arrears/issues
You will need to contact Redbridge Homes for Council
tenants or your Housing Association for
Housing Association tenants.
Private tenants and home owners
If you are renting from a private landlord or a managing agent
then you will need to contact them
directly. However, there may be some help you
can get from the Council to improve your home and get help from our
Handy Person scheme.

What are my landlords responsibilities?
All landlords (including private and social) have a duty to
provide accommodation which meets specific space and other
requirements. By law, the landlords are also responsible for
repairs to:
- Repairs to the structure and exterior such as roof, walls,
floors and windows
- Upkeep of the outside of the building including gutters, pipes,
and drains
- Repair of plumbing and sanitary conveniences such as baths,
toilets, sinks and basins
- Heating and hot water systems except where the tenancy has
a fixed term of more than seven years (Landlord and Tenant Act
1985)
- Repair of installations such as electrical wiring, gas piping,
fixed heaters and water heaters
It is important to note these are your landlord’s responsibility
even if your tenancy agreement states that they are not. However
the landlord is not generally responsible for repairs arising from
damage caused by the tenant.
Gas Installation and Appliances
The Gas Safety (Installation and Use) Regulations 1994 require
landlords in certain circumstances to ensure that the gas
installation and appliances are maintained in good order and
checked for safety at least once a year. A record of checks must be
kept and a copy given to tenants. Only CORGI registered engineers
can be used for this work.
Furniture and Furnishings
The Furniture and Furnishings (Fire Safety) Regulations 1988 (as
amended in 1989 and 1993) place obligations on landlords to ensure
any furniture and furnishings supplied meet the fire resistance
requirements set out in the regulations.
